One of the most important first steps in the buying or selling process is to select the right real estate agent to represent you and your best interests.
Here are some steps to follow to help you find the right real estate agent for you.
Referrals from Friends, Family and Neighbours
If you are looking for real estate agents, first look at your own network. Ask for referrals from friends, family and neighbours who have recently bought a home. It is important to be referred to an active real estate agent.
*Tip: Trying to use the listing agent, “to try and get a deal,” is not the right method to use when deciding on such an important purchase. This can be a conflict of interest for the listing agent as it would be difficult to provide great service to both parties.
Interview, Interview and Interview
Just like any employer who interviews potential candidates for positions within their company, a buyer or seller should interview real estate agent(s). Ask them as many questions as you need to. Think about what’s important to you! If it’s communication, ask how they communicate. If it’s a listing price to sale price, ask what their “ratio” is. Ask the difficult questions as you will be glad that you did!
Testimonials or References
Ask the prospective real estate agent(s) for testimonials or references of past clients (preferably within the year). Make sure to ask the questions that are important to you through the reference checks.
Look up the Licensing
Important to check to see if the prospective real estate agent has no pending disciplinary actions or complaints by the Real Estate Council of Ontario (RECO) on their record.

Places to look include the agency’s own website and sites such as Realtor.ca, which offer a searchable online database of properties. It is important to find out what services they provide when selling or buying a home and what are the fees they charge. Doing this extra research will definitely help you in the long run.
