When looking for a home, my advice is to shop 10% to 20% over your budget. Reason being is that one in three homes today are overpriced. I know this sounds counterintuitive. However, in many cases the sellers are discouraged with the days on the market continue to rise. This makes it the perfect opportunity for a low bid.
 

Move Fast

If you find your perfect home, make sure to move fast and be aggressive. It is important to have your pre-approval, home inspection and deposit cheque ready to go. Make sure to have your realtor hustle to make a good deal for you.
 

Up And Coming Neighbourhoods

Look for up and coming neighbourhoods. See where all the cool shops, restaurants and bars are popping up and check on the adjacent neighbourhoods already established. These would be great neighbourhoods to check out. Don’t wait for Starbucks to pop up to determine the next hot spot.
